Target clients

KLJUČ housing loan is intended for the clients who generate regular monthly income and are permanently employed for at least 6 (six) months or they use the pension of the Montenegrin Pension Insurance Fund. 


  • the loan is approved in the amounts from € 7,000 to the maximum amount defined by your creditworthiness
  • repayment period is from 3 to 25 years
  • The loan is approved at fixed and variable interest rates.

*Total costs represents the sum of interests for the entire period, administrative fee, fee for bill of exchange (2€), inquiry fee for Credit registry report (3€) and fee for issuing title deeds (5€). Real estate appraisal and insurance policy costs for life and real estate insuring, and pledge recording cost, which are not included in total costs, total debt and effective rate calculation, will be included in the final calculations. Costs of purchase contract verification are not part of effective rate calculation.

The sample of housing loan is made at 6m EURIBOR as on October 2nd, 2019.

General terms of approval

The loans are approved to creditworthy loan applicants who can repay their monthly obligations including the installment of the loan for which they apply with a half of their salary / pension. The debtor can have a co-debtor to which the same requirements apply as for the loan beneficiary.

Loan collateral

  • Bill of exchange and bill authorization
  • 1st class mortgage on the property to be purchased or to any other appropriate property
  • Life insurance policy for the loan beneficiary made in favor of the bank
  • Insurance policy  in favor of the bank for the property which is the subject of the mortgage

Loan beneficiary can have a co-debtor who is a regular client of the bank and creditworthy, to whom the same requirements apply as to the loan beneficiary.

The bank may require additional collateral (warranty of the legal entity, additional guarantors).
